One of our favorite things about being in this HOA is the people! Working together with a common goal to develop and
other improvement projects has knitted us together as friends before we have even built our homes! We really feel that
having good relationships is a priority to the members of the HOA - Todd & Cari Graham

Bayview Subdivision & HOA
Our Story
The dream of Bayview Subdivision began in 1998 when some property became available in a rural area of Utah County. This property was part of a
beautiful apple orchard that was selling about 200 acres of land right next to Utah Lake. The property is a bit off the beaten path about twenty-five
minutes from I-15 and the Springville, Santaquin, Spanish Fork area. This is part of what makes our properties so quiet, calm and serene. We often see
Bald Eagles, Osprey, Pelican and many other wildlife from our very own lots! We are located on South East side of Utah lake with West Mountain
behind our subdivision to the east. The poplar lined apple orchard is thriving and expanding around us and contributes to the beautiful backdrop of
our subdivision.
The property was split between owners leaving a little over 100 acres to become Bayview Subdivision. The property owner was enthusiastic about the
project and could see the amazing potential a future subdivision would have here. He divided the property into seventeen lots and did not have
trouble selling the lots to owners even before becoming a subdivision. Many of these original owners have held onto those lots even though it would
eventually take them over TWENTY years to become a legally platted subdivision. Those owners formed the HOA in 2001 in an effort to stick together
and work towards their dream of becoming a subdivision.
The property owners worked hard, formed friendships and accomplished many projects on their properties. They ran into several issues, the largest of
which was obtaining water. In 2016, many years after the project began they believed they were in a good position to meet all the county
requirements for development. Some of the original owners had decided to sell by then, but new enthusiastic owners came into the mix. In 2017
plans were established to finish the project and develop the Bayview Subdivision. It was voted on unanimously to come up with the funds and move
forward!
At the time subdivisions with wells in Utah County were limited by the number of lots they could have. So Bayview was developed in two phases with
Plat A recording on 6/7/2021 and Plat B on 2/27/2024. It has taken a bit of time for owners to sell and others to get going but things are moving along
rapidly now an dthe project has been very rewarding. There is nothing like the sunset over the lake from your own front door. Views in the morning!
Views in the afternoon! Views in the evening! Views at breakfast! Views while your working! And views while your doing nothing at all!
