Our Subdivision is Complete! 2/28/2024
We are SO EXCITED to announce that Bayview Plat B recorded on February 27, 2024!

Thanks to everyone for supporting us getting the job done!

We look forward to seeing everyone complete their goals with their lots and remaining friends and/or neighbors with you all!

HELP NEEDED JULY 22ND, 2023 AT 8:00 AM 7/16/2023
The summer is quickly passing us by and there is much to do!

We know it is a sacrifice for us all but want to remind everyone that this is a team effort and you are all needed and appreciated!

We are going to do our best to have SEVERAL different types of jobs prepared and organized with instructions and ready to send out teams to work independently!!!

As you know there have been significant delays this summer in finishing our development and there are things YOU CAN HELP WITH so we are ready to go once our contractor has completed the road!

With the weather getting so hot we want to start on some tasks at 8:00 AM sharp. Meet on the Graham's Lot 1 at the barn!

There are some simpler items if you cannot be as physical as others and any helpers you can drag out will be utilized! We hope this will be another chance to bond and work together as neighbors and friends!

Construction has begun again for Plat B! 6/2/2023
If you haven't noticed construction for Plat B has begun again! The storm water system for our road is currently being installed. Other items to complete are: rock retaining walls at the south entrance, final grading, paving, hydroseeding and installation of electrical boxes.

Our goal for construction complete has been pushed out to August 31, which will allow us to record towards the end of September. Yes, issues caught at recording can take weeks to resolve so don't count on this happening within a few days.

FOR THOSE LOTS CURRENTLY FOR SALE:      IT IS IMPORTANT THAT YOU DO NOT CLOSE UNTIL AFTER THE SUBDIVISION HAS RECORDED!
If you close sooner it has the potential to cause several issues including, new county application papers and signatures, waiting for new plat documents from the engineer, acquiring a new title report, including searches on new owners, clearing up any bad credit issues from new owners, possibly requiring bank signatures if a loan is involved, among OTHER potential issues, including more COSTS to you for clearing up these issues. These issues combined have the potential to cause several months (3-4 if not more) of delays in becoming a subdivision!!!

Water Right Extensions Approved! 6/2/2023
For the Water Rights listed, extension applications were submitted in February, 2022. We have received notice that all extensions requests made were approved for five years.

Please familiarize yourself with the Water Rights Chart and the dates for "proofing" water on your lot. Although, water rights are in the name of the HOA each lot has the responsibility to "Proof" their own water or risk losing water on your lot. This can be done after building a home or regularly using your water in another way.

We have had these water rights since 1998 and the Division of Water Rights is anxious for lots to Proof their water. Extensions were approved this year due to our extreme efforts to develop. Once your lot is developed, they will be wanting to see progress towards USING your water or they could deny any further extensions.

Construction on Plat B to pick up again SOON! 3/3/2023
We have kept in touch with our contractor and want to let you all know that construction will begin again as soon as the property dries out a bit so that we can bring the heavy equipment in. I'm sure you have noticed that the major excavation work is complete. The underground conduit for electrical has also been installed to all lots.

I'm sure we are all looking forward to spring when we can start back in on our personal projects as well. PLEASE NOTE: The county is watching us while we are in the development phase according to their SWPPP process they are making us accountable for any mud tracked out of the subdivision. Please try not to drive in if the road is too wet and you are going to cause ruts or mud when leaving. We are getting written up for mud issues, which could possible lead to fines. Please be responsible and do not track mud when leaving the subdivision.

State Division pulls plug on the "Utah Lake Restoration Project"

This is wonderful news if you are not a believer in this project / (real estate venture), which was being applied for by a Developer who claimed to be restoring Utah Lake by dredging the lake bed and making islands on the lake which would house up to 500,000 people over the lake. The state legislature had given this company a $10 million loan guarantee in 2021 to subsidize their fundraising and permitting efforts.

According to many websites and scientist as posted by Conserve Utah Valley on their Don't Pave the Lake Website this project would have:
1. Gifted 20,000 acres of lakebed to a private developer.
2. Disturbed hundreds of science-based projects that have already taken place are showing improvement.
3. Most likely would have failed leaving a mess behind, since it was 370 times larger than the largest freshwater dredging project ever completed.
4. Impede recreational opportunities, current pollution removal and precipitation which effects all of Utah.
5. The new homes and effort would increase levels of pollution that run into the lake.
6. Disrupt wildlife THROUGHOUT Utah and the Western US.
7. Deface our valley, destroying the view of the lake and compromise the natural hydrology and biology that make the lake so resilient.
8. Alter the structure and chemistry of the lake, allowing increased light penetration which would actually increase algae growth.

We should all be grateful that we will get to continue to enjoy this beautiful lake and view for many years to come!

We have DRINKING WATER at Bayview! 10/25/2022
As we say in Utah... OH MY HECK!

Our neighbors on Lot 4 (Jim, Todd & Zach) were the first to complete their Reverse Osmosis System and have had their drinking water approved by the county. It looks and tastes great!

We were not far behind them and just today produced our first 250 gallons of drinking water!

So we have TWO LOTS with working Reverse Osmosis Systems and producing crystal clear water!

Plat B Construction is WELL UNDERWAY! 10/25/2022
Construction has been moving swiftly for the last phase of our development! If you haven't noticed, the dirt coming out for our subdivision road will be over 14,000 CUBIC YARDS in the end. Some of that is piled up on a few of the lots throughout the subdivision and will be contoured in before we are through.

Although, we were hoping to be able to lay asphalt in November, it doesn't look like we will be able to meet that goal. But, don't fret, it won't be slowing us down. Our construction company Seven54 Construction is doing an amazing job and will be working throughout the winter as they can. The plan is to have their work complete in the early spring and be prepared to lay the asphalt for the road at that time!

Please be most considerate and CAREFUL around the construction equipment moving through the subdivision and stay away from areas being worked and equipment.

This is such an exciting time for us all! There are many who have worked hard for this to finally be happening and we appreciate everyone's cooperation!
