Plat A Timeline
Development
Bayview Subdivision Plat A
After agreeing to move forward in December of 2017, we pressed forward
discovering what was necessary for development. Our first official preliminary
application development meeting with the Utah County Community Planning
was held on April 12, 2018.
Some of the issues we worked through during the process included: getting an
electrical design completed and approved through the power company, being
able to develop the first seven lots without including the road that interrupts the
lots, having each lot give up nine feet of their frontage since the county decided
to designate the quiet Lincoln Beach rd a collector road?, locating
undocumented water rights, shuffling lot boundaries for various reasons, filing
water right change requests and segregations so each lot had enough to
develop, issues on widening the county road as it does not follow the center line,
working with DWR to stop a new 20% hold back on water from our twenty year
old water rights, testing wells, engineering adequate reverse osmosis systems,
paying rollback taxes, getting lot tax clearances, getting a weed certification, etc.
We were able to turn in our application and first set of engineered drawings for
Plat A on May 31, 2019 (about a year later). From there we went back and for
with Public Works, the Health Department, and Community Planning. They
review the application and get back with you and then you fix issues and get in
touch with your engineer to have issues fixed, then he turns drawings back to
you and you turn your application with the county (whew). Our application was
officially accepted January 15, 2020, 8 months after turning in our first set of
drawings and a year and a half after our first mtg. with the county.
Wait…. from there the contractors work gets started. We needed to dig trenches
for electrical work, wire up the old lake pump, install those big green boxes you
see everywhere for the power company, have the power company come and
take down the old power poles and install power underground, add four feet to
the county road, install swells … and that’s all I can think of for the moment. Our
contractor Seven54 Construction finished work in March of 2021. Still not
finished… We had to gather all the lot owners to sign the plat, get county and
utility company signatures. Then, the plat goes to the recorder’s office and they
spot issues that need taken care, for instance a deed that didn’t get recorded
when boundaries were changed or rollback taxes that were left off.

The first subdivision, Bayview Plat A, was recorded on 6/7/2021
